Board Meeting Minutes - August 14, 2013
The meeting was called to order at 7:10 PM at the
home of Joe and Jan Steinbach. Attendees were:

TREASURER’S REPORT by Darrel Del Duca
CMPOA Trash Report Balance:
The balance in this account for Waste Management
services is $596.37.
One new household was added to the account (07/22/24)
for a total of 125 participants.
CMPOA Balance:
The balance as of July 31, 2013 in our HOA account
is $5,640.57.
Two checks were cut to reimburse for drinks and the
June picnic for the sum of $216.04.
Total CMPOA membership is at an all-time high at
126 members.
The Treasurer’s Report was approved by the
Board.
OLD
BUSINESS
Motion to accept September 2013 minutes was approved
by the board.
SUMMER PICNIC BUDGET DISCUSSION
There was a short discussion about the picnic being
over-budget. Originally budgeted for $500.00, the board spent approximately $767.00 ($697, plus another $70). The
increased cost was attributed to face-painting services at the picnic. This increase
was approved by the board.
Jay Haworth reportedly submitted a reimbursement
invoice for $15 for face-painting deposit/down payment.
UPDATE ON NEIGHBORS
Neighbor Cindy Storm underwent a recent surgery and
is recovering well. A get-well card was signed by the board members.
Darrel Del Duca reported that Jim Barnhill is planning
to return to his home.
HOME VACANCIES/FOR SALE
Bob Engel reported that the property identified as
5128 Hinsdale Circle (next to the Dixon’s) was up for sale.
Joe Steinbach thought the property identified as
7162 Platte Canyon Drive was also up for sale, but it was later concluded that the open house was the homeowner’s business
activity and not currently up for sale.
YARD-OF-THE-MONTH
Diane disclosed that one of the neighbors raised
an issue that some homeowners cannot compete for the Yard-of-the-Month awards with those homeowners who have their yards landscaped
professionally. The board concluded that the award criteria did not differentiate
between homeowner-based landscaping vs. professional landscaping; that the purpose of the awards were primarily to stimulate
the neighborhood into caring for their yards.
The board approved a motion to end Yard-of-the Month
awards for this year.
CMPOA FACEBOOK PAGE STATUS
Josh Littrell was not able to attend this month’s
meeting to update the board on Facebook. He reportedly is unable to publish due
to other commitments. Jay Haworth raised a question as to who shall manage this
effort.

BUSINESS
NEXT NEWSLETTER
The next addition of the Manor Banner will
be out in September and will include the invitation to Oktoberfest.
- Need to review draft within the next 2 weeks. Articles needed by
next week;
- Doreen Smith (not in attendance) to submit articles to Jay Haworth for the next newsletter;
- Jay Haworth to add summary of summer picnic festivities into the
next issue of the Manor Banner;
- Annemarie Garber to submit photos from summer picnic and also to submit a recipe for the Banner.
- Hiroo Shiba to submit a draft for a short article requesting a volunteer to coordinate a neighborhood re-fencing
project by this week-end.
- Darrel Del Duca to assist in editing.

Diane reported the following status:
- 09/09/13: Newsletter needs to be out before September 11th
board meeting
- 09/21/13: Flyer announcing the Oktoberfest Block Party on Geddes

permission to use driveway for “body bowling”

For permission to use front yard
(3) Eric Reed – For
use of his BBQ grill for block party
- Need volunteers for:
a) Two (2)
cooks needed between 12 noon and 3PM
b) Pickup and
return rented chairs and tables (if applicable)
c) Darrel
and volunteers to setup awnings;
d) Darrell
and/or Diane to obtain paper plates
EXCESSIVE VEHICULAR PARKING
Bob Engel reported an observation of some excessive
vehicular parking on Hinsdale Circle. Bob also reported high traffic on Hinsdale
Circle in the vicinity of Joe Encinas’s property. Reporting to the county
of Arapahoe for code enforcement was raised as an option.
The September meeting will be held at the home of
Diane Lekic (5132 W. Geddes Cir.) on September 11th at 7 PM.
The October meeting will take place at the home of
Hiroo and Hannah Shiba (5049 W. Fremont Ave.) on October 9th at 7 PM.
The meeting adjourned at 8:15 PM.
